What to expect as a tenant

When you rent a property managed by Westway Lettings, you can expect a professional, responsive service. We act as your point of contact throughout your tenancy — for everything from your initial application through to the end of your agreement.

All of our properties are managed to regulatory standards. This means valid gas safety certificates, electrical inspection reports, up-to-date energy performance certificates, and properly protected deposits as required by law.

During your tenancy

  • Deposit registered with a government-approved scheme
  • Regular property inspections with advance notice given
  • Prompt handling of maintenance requests
  • Clear process for reporting issues or concerns

Reporting a repair

If something needs attention at your property, please contact us as soon as possible. The sooner we know, the sooner we can act.

Contact Us First

Get in touch by phone or email to report the issue. Please describe what has happened and, where it is safe to do so, include a photograph.

We Assess the Issue

We will review the report and, if needed, arrange for a contractor to assess the problem. We will keep you informed of timescales.

Repair is Arranged

Once approved, we coordinate with a vetted contractor to carry out the repair. You will receive notice of any access required.

Emergency situations: If you are experiencing a gas leak, significant flooding, total loss of heating in cold weather, or any other situation that poses an immediate risk to your safety, please contact us immediately. Outside of office hours, follow the emergency contact details provided in your tenancy documentation. For a gas emergency, call the National Gas Emergency Service on 0800 111 999.

Full Refurbishment Coordination

Managed a complete refurbishment of a terraced property in Stockton-on-Tees between tenancies — including new kitchen, bathroom, decorating, and flooring — delivered on schedule and within budget.

Compliance Upgrade Programme

Coordinated electrical installation condition reports (EICR) and remedial works across a portfolio of 12 properties to bring all units into compliance with updated regulations.

Emergency Repair Response

Responded to a burst pipe report within two hours, coordinating emergency plumbing works and temporary arrangements for the tenant — minimising damage and ensuring habitability was maintained.

Long-Term Tenancy Management

Managed a Middlesbrough property continuously for over six years, overseeing two tenancy renewals and all maintenance through the period, with no void periods between occupancies.
