One-Off Sign-Up Fee

£350 + VAT

Charged once when you register your property with us. Covers initial setup, property onboarding, and arranging your first tenancy.

Monthly Management Fee

12% inc. VAT / month

Charged monthly as a percentage of the rent collected. This single fee covers the full ongoing management of your property - no add-on charges for maintenance calls, statements, or routine visits.

Gas Safety Check

£70 + VAT

A gas safety check is performed annually by a qualified engineer to ensure compliance with safety regulations.

Electrical Safety Check

£175 + VAT

An electrical safety check is performed every 5 years by a qualified engineer to ensure compliance with safety regulations.

Additional Inspections

£35 + VAT

Charged per inspection in additional to routine inspections covered under the management service.

Tenancy Renewal Fee

£50 + VAT

Negotiating tenancy renewals and handling end-of-tenancy check-out management.

Tenancy Variation and Amendment Fee

£50 + VAT

For changes to a current signed tenancy agreement. For example - removal of tenant or adding a tenant on.

Professional Cleaning

POA + VAT

Price will depend on size and condition of the property.

Everything, from day one

Our management fee covers the full range of services needed to run a tenancy smoothly. You will never receive an unexpected invoice for something that falls within normal management.

How we handle repairs

We work with a trusted network of local, vetted tradespeople. For routine and planned maintenance, we will always contact you before instructing any works and obtain your approval in advance.

Emergency repairs: In situations where there is an immediate risk to health, safety, or the security of the property, such as a gas leak, burst pipe, loss of heating in winter, or total electrical failure, Westway Lettings may instruct urgent remedial works without prior landlord approval. This is to protect the tenant, the property, and your legal obligations as a landlord. You will be informed as soon as practicable, with a full account of the works carried out and the costs incurred. All other works above a reasonable threshold will require your written approval before we proceed.
